If the house has a septic system, you want it inspected before you close.
Our Septic Inspection Procedure is as Follows:
We need to begin by gathering some basic information about your home and property. These questions include:
It is important to locate a diagram and/or information page about your septic system. If the homeowner does not have this information, we will contact the local health department or county to see if they have the information. If information does not exist about your septic system, we will need to figure out what your leaching system consists of and create a sketch at the time of the inspection.
Once this information has been gathered, we are ready to schedule your septic inspection and tank pumping. We will need to get into the home at the time of the inspection (to check the plumbing fixtures and run water). We will expect payment for the inspection and pumping at the time of the inspection.
When we arrive at your home, we need to check your wastewater plumbing to see that all wastewater (including “grey water”) is directed to the septic system.
We also need to see that the sump pump, gutter drains, and other ground water sources are directed away from the septic system. If the home has been vacant, we need to perform a “hydraulic load test”. This means that we need to run between 250 and 600 gallons of water through the system (depending on the number of bedrooms in the house) to see how the system responds to a day’s worth of water usage.
Next we need to open up the septic tank to check the baffles, condition of the tank, and water level in the tank.
If we have clear information about the leaching system we may not need to dig up the distribution box, drywell, and/or drop boxes. Checking the water level in the septic tank along with a visual above ground inspection of the leaching area may be sufficient. If we do not have clear information about the leaching system we will likely need to locate and dig up the distribution box, drywell and/or drop boxes so that we can make an accurate sketch of the system.
Next, information is gathered regarding separation distances to your home, well, and other pertinent details. Weather conditions are noted as well.
Finally, we will pump out the septic tank(s) to complete the septic inspection.
After the inspection has been completed and payment has been made we will send out your completed septic inspection report. For your convenience we can often fax or e-mail the report to you, your relator, and/or your attorney.
